The first thing to do when reserving your new home is to contact John German on 01332 943818. Once an offer has been accepted Ivygrove will request a £2,000 reservation fee to reserve your plot. This fee will be deducted from the final purchase price upon completion and only 50% is non-refundable if the buyer fails to exchange contracts within the specified time period or pulls out of the sale completely. We expect an exchange of contracts within 8 weeks and will take the property off the market and guarantee the price for that time.
If exchange does not happen within that time period Ivygrove reserve the right to put the property back on the market and / or may increase the price.
Our personal service team will be your point of contact during the sales process and up to legal completion and be able to deal with any queries you may have.
It is essential you have checked your mortgage affordability with a broker / lender before making an offer. You will be asked to provide proof of funds before we are able agree your sale and take the property off the market. During the legal process you should involve a solicitor as early as possible – you can ask our team to make recommendations if you do not already have one. You will need to make sure the solicitor is approved by the Law Society and ask for an estimate of any fees. Their fees will include land registry fees, conveyancing, stamp duty, searches and VAT. In particular searches can take a long time so it is advisable to ask your solicitor to start these as soon as possible.
There may be scope to include extras or upgrades if an offer is accepted early enough in the build program. It is essential these are agreed at an early stage, if these extras or upgrades exceed a level you may be asked to pay a non-refundable deposit before ordering. You will be advised of when these need to be agreed by and no further extras can be added.
Next we will commence with an exchange of contracts. This is the moment when a buyer and seller swap documentation to confirm a property sale is legally binding. Once a buyer and seller have exchanged the sale is confirmed for the agreed asking price.
Before you reserve your new home, we should be able to give you a target of when the build will be completed. We will also keep you informed along the way.
As the build progresses and towards the build completion stage, we will invite you to view your new home. At this point we should also be able to confirm the month of completion.
As soon as we can, we will get in touch to confirm the moving in date and arrange the completion of the legal process.
After legal completion you will be ready to move into your new home! Ivygrove will arrange a time to meet you to handover your home.
Your home will have been snagged two weeks prior to completion and the majority of issues should be resolved. Please remember building a home is a big project and occasionally there can be some minor issues, from a scratched door to decoration. Ivygrove will make you aware of any outstanding issues and provide resolution timescales. You will be asked to walk around your home and identify any other finishes or flaws that you are not happy with, these will be documented.
We will help you to familiarise yourself with all systems and appliances including the operation of your smoke alarms and check they are in working order.
We will confirm the garden boundaries are as you expected.
Following the handover we will ensure you have all the necessary keys including windows, bi-fold doors etc.

Each home undergoes a meticulous inspection from the International Construction Warranty (ICW), only when the property has passed several inspections and satisfied the inspector can your home be completed and ready to move in. All our homes come with a 10 year warranty provided by ICW.
Within the first 2 years of moving in if you notice any defects or maintenance issues that aren’t from general wear and tear Ivygrove can be contacted and will repair these as promptly as possible.
